Add a floor without adding to the footprint

A loft conversion is one of the most efficient ways to gain space, because it uses room your house already has. Nothing is built on the garden, and the new rooms sit naturally above the existing layout.

Homes around Lapworth range from character cottages and canal-side houses to larger detached and rural properties. Cottages can have low roofs or older timbers that need a careful look, while bigger houses may suit a rear dormer or rooflights. We check the structure and head height first, then recommend what will work.

Loft conversion FAQs

Loft conversion questions

Most houses can be converted if there is enough head height under the ridge. We measure it on our first visit and explain whether the roof needs raising or reshaping to make the room work.

That depends on the roof shape and how much space you need. Rooflight conversions keep the roof as it is, rear dormers add headroom and floor area, and hip to gable conversions suit houses with a hipped roof.

On older cottages we take extra care with the existing timbers and the look of the roof.

It depends on the type and size of the conversion. A rooflight conversion is usually quicker than a dormer or hip to gable project. We give you a programme once the design is agreed.

A dormer will change the roofline, usually at the back of the house. We design it to suit the property, with materials and proportions that match the existing roof as closely as possible.

Many loft conversions are permitted development, so no planning application is needed. Listed buildings, homes in a conservation area and some rural properties have tighter rules, so we check this early. All loft conversions need Building Regulations approval.

In most homes it goes above the existing stairs, so the new flight follows the way you already move around the house. We plan it to keep enough headroom and lose as little space as possible on the floor below.

Usually, yes. Much of the early work happens from outside or within the roof, and the disruption only increases near the end, when the new staircase is opened up into the house.
